July numbers have been released by the Orlando Regional Realtor Association.  Here are the highlights:

- The median price of existing homes sold in the Orlando area during July 2013 was up     25% over July 2012.  That’s the greatest increase since the tail end of the boom at the end of 2006.

- July’s median price of $157,000 is 4.49% higher than the median price in June 2013.

- 2,836 homes were sold by ORRA members in July 2013, up 15.28% from July 2012.

- Homes spent an average of 62 days on the market before coming under contract.  The average sales price was 96.69% of the list price.  In July 2012, those numbers were 82 days and 96.25%.

- Available inventory jumped to 8,099 units, up 483 properties over last month.  Inventory for July 2013 is down 2.15% from July 2012.
